The terms and conditions set out in this section together with your booking confirmation comprise your agreement with Casa Fuera. You will be accepting these conditions on behalf of all members of your party and you must inform them of these.
Prices are quoted per accommodation per week or per day (with a minimum of 3 nights). Prices include power costs. baby bed costs € 25,-. Final cleaning will be added to your invoice and in some cases it's included. Any other additional services, such as extra cleaning, bike rental etc. are not included and have to be paid locally.
A payment of 30% of the total rental is required within 8 days of the reservation to Casa Fuera. This first payment confirms your acceptance of the booking and these booking conditions come into effect. The balance is due no later than 8 weeks prior to the first rental period. If payments are not received in time, Casa Fuera will have the right to cancel the contract. In this case the rental party stays responsible for the cancellation costs.

At the day of arrival you have access to the house between 16.00 and 19.00 hours on the day of commencement of your booking You must telephone the key holder if you are delayed. If the house is available and clean on the day of your arrival, you can of course have earlier access. You can get information about this one week before your planned date of arrival.
On the day of departure you must leave before 10.00 a.m. as we need to clean the house ready for incoming guests. Delays to the cleaning staff will have to be charged to you at € 30,- per hour. This sum of money will be taken from your deposit. If you are unable to take occupation on the day and time reserved due to delays, illness, personal reasons etc. no refund can be made. Similarly if you have to cut short your holiday no refund can be made for the days unused.
The number of people booked is the number that will be accommodated. If extra people arrive, they will not be accommodated unless there are extra beds, the owner agrees and the guests pay all extra costs on the spot. Pets are not allowed.

All cancellations by the client are subject to a cancellation fee:

* Cancellations received up to 84 days before the arrival date: 10% of the total rental, with a minimum of € 100,-
* Cancellations received 84 to 42 days before the arrival date: 50% of the total rental, with a minimum of € 100,-
* Cancellations received less than 42 days before the arrival date are non-refundable.

Reservations can only be cancelled by writing. A telephone call or an email will be appreciated. For changes that involve a partial cancellation specific conditions are made for that part.
It is unlikely we will have to make changes to your holiday. If we are forced to do so we will advise you at the earliest possible date and will offer you the option of accepting the change or another holiday of the same value (if available) or a full refund of all monies paid, but no further compensation.
If you should have a problem with your accommodation during your holiday you must inform the owner or local agent immediately who will try to put things right. If the matter cannot be improved to your satisfaction you must confirm your complaint in writing to Casa Fuera within 28 days of vacating the accommodation. It is therefore a condition of this contract that you communicate any problem to the owner or agent whilst in the resort. If you fail to follow this procedure we cannot accept responsibility as we have been deprived of the opportunity to investigate and rectify the problem.

You have to pay a breakage deposit mentioned on the internet. This deposit will be added to your account. The deposit will be refunded within 2 weeks after the return of the key, after deduction of any extra charges or breakages. You must take care of the property and contents and respect the local rules. If you break or damage anything in the holiday home you must advise the key holder or local agent immediately. You and your party will be liable for any breakage or damage made and will have to pay for replacements or repairs. You must leave the house in good order (fast clean) and wash and put away all kitchen utensils, throw away rubbish and empty bottles, clean the BBQ and put back furniture before your departure. Any additional cleaning costs associated with pollution are deducted from the deposit. Another or more extensive use of the house is not allowed. The tenant is not entitled to give the accommodation to third parties or in any other form of it.
Nuisance to the environment should be avoided. If this is not done the agent can remove the people from the accommodation. The lease will then expire, and the tenant is not entitled to a refund of the rent. Smoking inside the house is forbidden.
Although we act only as an agent in booking your accommodation and any travel arrangements requested, we voluntarily accept the responsibilities set out below. We accept responsibility for ensuring the holiday which you book with us is supplied as confirmed and the services offered reach a reasonable standard. Swimming pools, when available, could be a little cold outside the main season. If any part of your holiday is not provided as promised we will pay you appropriate compensation if this has affected the enjoyment of your holiday. In the case of holidays where accommodation and travel is arranged we accept responsibility for every service which we are contractually obliged to provide. We cannot accept responsibility for any break in services, such as gas, electricity and water, over which we have no direct control. Swimming pools (forbidden to dive!), children's play areas, and for instance stairs can be dangerous if not used properly, so please take care, and ensure children are properly supervised.
Casa Fuera reserves the right, without the intervention of the court, to terminate the lease if the tenant does not comply with:

1) the agreed payment
2) the provisions of this rental and booking conditions
3) the requirements for staying at the accommodation

In all these cases, the tenant is obliged to pay the total rent to Casa Fuera.
